Toll Brothers is one of America's leading luxury home builders and continues to strengthen its expansion plans within the Houston market.
In a recent interview with David Assid, President of Toll Brothers Division, he was able to glimpse what the builders had in 2020 and why Houston remains an important growth market for the company.
Here is an excerpt from our conversation:
DA:
The mayor of Houston is turning towards small home sites and planning designs, and so are we. We introduced a 60 foot lot home design. Part of this design included different heights than previously provided.
For example, there is a transition somewhere modern or traditional, but somewhere in between. Such altitude elements have been widely used in all products at present, so they have been introduced into all products.
We also introduced new home designs for farmhouse heights and painted bricks, and a 50-foot home site. This is a new family designed for the Houston market. Woodson & # 39; s Reserve will provide homes for 50, 60, 70 and 80 feet home sites.
The Houston market is a very powerful new home sales environment and always is. Our goal is to grow the department and the company as a whole. Houston is the perfect place for this. Houston has land opportunities and massive master plan development, so you have the opportunity to purchase and develop Toll Brothers exclusively or with other builders.
From the economic point of view, being able to build a house for a lower price point has been a big change for us. The Houston Division led the initiative across the company by developing small products and building products in a short time frame.
Houston also has economic diversity and stability. And there is a consistent buying crowd, including people migrating to Houston from other parts of the country and the world.
We have established a customer concierge, introducing a new initiative that serves as a key point of contact for our customers from the moment they sign their sales contract with their customers until the deadline. They communicate directly with home buyers, help them through the design center process, talk to them through the mortgage process, update weekly about home progress, resolve concerns, schedule meetings during construction, , Review the details purchased. It shows the items installed long before the house is finished.
If you have someone who can visit you for five days a week to answer questions or concerns and update them regularly, your customer experience will be enhanced to another level.
We are full throttle The election year can affect the economy or home sales, but Houston has a strong impact on the new home sales environment. It's a good sign overall because people are moving here, people are going up and apartment utilization is very high. There may be someone who has moved here and into the apartment, but home ownership is still an American dream and there are future buyers. Therefore, we will actively work in 2020 to expand our footprint in this market.
Looking to the future, it will be part of our product portfolio, not only in Houston but also in other regions. For Houston and the company as a whole, we hope to create that customer experience and provide and build a Tall Brothers house for more and more people. So when they get away from that experience, they can feel good about investing.
